Terms & Conditions For Property Advertisements

As well as the general terms and conditions for this website, advertisers and site users must accept the following terms and requirements before advertising or responding to
property for sale or rent, or responding to property wanted advertisements.

madeira4u cannot be held responsible for the accuracy of descriptions or photographs, or any other information provided in the property sections of this website. Furthermore,
users of the facilities in whatever capacity must undertake to be accurate and honest in their descriptions, and all enquiries must be genuine.

All prices for new advertisements are based on the information being received in a 'ready to post' format, meaning advertisers provide digital photographs, and text that can be
copied and pasted onto a computer screen without the need for retyping.

Property For Sale & To Rent

Clients may use this site only for selling or renting out property, except for real estate or related companies, who may also advertise their business. The selling price must be
specified, and required rent should be outlined according to seasonal variations. Accurate descriptions, location and position of the property advertised, must be provided, to
avoid wasting the time of potential buyers or renters. It is the advertisers responsibility to comply with regulations governing property sales, rental and licences.  

The normal cost of advertising property for sale or rent on this website are shown on the property pages. This price will entitle the advertiser to keep the property advertised
for up to one year, unless sold or removed previously. After that time the seller can renew the same and identical advertisement for the whole of the following year with a
discount of 20%. Lapse or withdrawal of the original advertisement will terminate the discount offer. Minor and infrequent changes to details are permitted (such as reducing
the selling price), but significant alterations may involve a further fee.
Contact Us for details, if needed. No fees will be refunded if the property is sold, rented or withdrawn from
the website, before the paid advertising year has finished.

Information and photographs for the advertisement should be emailed to

Property Wanted & Prospective Buyers

Council Tax News - January 2008

For the current year, all the Câmaras
(municipalities) will maintain their
council tax rates at the same level as
last year, except for Machico, who have
made a slight cut for one of the two
categories of buildings assessed.

Porto Santo Island has the highest
council tax rates of all Madeira's
municipalities. It applies the maximum
permissible levy on its inhabitants.
Whilst Porto Moniz (the lowest), using
the same factors as Porto Santo,
applies council tax equivalent to 50% or
less of the maximum permissible,
depending on the circumstances
relating to the properties.

For those who have recently built /
purchased property on Madeira or
Porto Santo, the ability to apply for
complete exemption from council tax is
still available. The exemptions for 2008
are for 6 years for properties valued up
to €157,500, and for 3 years for values
up to €236,500. Over that sum there is
no exemption.
